Sustainability has become THE buzzword in the building industry, and LEED is the backbone that can help quantify sustainability for environmental projects. Leadership in Energy and Environmental Design (LEED) is an environmental rating system developed by the United States Green Building Council (USGBC) for the construction, design and operation of sustainable commercial buildings. It includes rating programs for different project types that encourage improved practices in the following credit categories:

• Sustainable Sites
• Water Efficiency
• Energy & Atmosphere
• Materials & Resources
• Indoor Environmental Quality
• Innovation & Design

The standards established by LEED 2009 address multiple commercial and institutional buildings types in one rating system: New Construction, Schools, Core and Shell, Commercial Interiors and Existing Buildings: Operations & Maintenance.

The LEED for Healthcare Rating System (LEED-HC) addresses the unique issues that face healthcare facilities — such as 24/7 operations, energy and water use intensity — that can make pursuing LEED 2009 difficult. It is mainly designed for inpatient and outpatient care facilities and long-term care facilities, but can also be used for medical offices and medical education and research centers.
